Before you replace it
Do I need a new roof?
Maybe not. A stained, aging or leaking roof doesn't automatically mean a $20,000+ replacement. Here's how to tell what your roof needs, and what else might work.

The short answer
It depends on the condition of the roof, not just its age or how it looks from the street. Two roofs the same age can be in very different shape. That's why we grade the roof before anyone talks about replacing it.
Most roofs end up in one of four places:
- Repair. The problem is in one spot. Fix it and stop the damage.
- Refresh. The roof needs attention, but it isn't ready for a full Restore.
- Restore. A qualifying asphalt-shingle roof that's worn but not done may be a candidate for roof rejuvenation.
- Replace. The roof is too far gone. When that's the case, we say so.
Signs your roof needs attention
None of these means you need a new roof on its own. Each one means it's worth a closer look.
- Water stains on a ceiling or in the attic. Something is letting water in. Sometimes it's one spot, like the flashing or a pipe boot, and that's a repair.
- Dark stains or streaks on the shingles. Stains alone don't tell you the roof is done. What matters is the shape of the shingles underneath.
- Missing, lifted or curling shingles. A few in one area may only need a repair. Wear across the whole roof is a different conversation.
- Worn or bare spots. The surface of the shingles is wearing down. How far along it is decides between rejuvenation and replacement.
- Damage after a storm or high wind. Get it looked at and photographed so you know what you're dealing with.
- The roof's age. Age matters, but it doesn't decide it alone.
Replacement is not the enemy. Unnecessary replacement is.
If a $20,000+ replacement isn't necessary, you should know that. If it is, you should hear it from someone who looked at the other options first.

How we find out
A licensed roofer gets on the roof, takes photos and video, and grades 11 parts of it, from the surface and the flashing to the gutters and hurricane season readiness. You get a Roof Health Report with a score out of 10, an overall grade of Good, Fair or Poor, and a plain-English explanation.
Good means maintain it. Fair means repair or rejuvenation may be the smarter option. Poor means replacement may be the right next step.
Repair, rejuvenation or replacement?
Repair fits when the damage is in one area. Rejuvenation fits a qualifying asphalt-shingle roof that's worn but not done, and it always starts with our Roof Tune-Up. Replacement fits when the roof is too far gone.
And sometimes the answer is that you don't need anything right now. We're comfortable telling you that.
Questions about replacing a roof
How do I know if I need a new roof or just a repair?
If the problem is in one spot, it may only need a repair. If the whole roof is worn, it may need rejuvenation or replacement. The way to know for sure is to get on the roof and look, which is what the Roof Health Report does.
Can an older shingle roof be saved?
Sometimes. It depends on its condition, not just its age. If it's a qualifying asphalt-shingle roof that's worn but not done, rejuvenation may be an option. We'll tell you after we've graded it.
My insurance company says I need a new roof. What now?
We can't make decisions for your insurance company. What we can do is inspect the roof, photograph it and document its condition in your Roof Health Report, so you have the facts in front of you.
What if my roof doesn't need anything?
We'll tell you. "You don't need anything right now" is an answer we're comfortable giving.
If I do need a new roof, can you replace it?
Yes. In Southwest Florida, our roofing team, Roofs Only Florida, replaces shingle, metal, tile and flat roofs. See the roofs we install. More questions and answers.
