How do I know whether my roof needs a repair, a restore or a replacement?

We inspect it and grade it. The Roof Health Report covers 11 parts of the roof and gives an overall rating. Good means maintain it. Fair means repair or restore may be the smarter option. Poor means replacement may be the right next step.

Is the Roof Health Report free?

Yes. The Roof Health Report is free.

What is the Roof Health Report?

A licensed roofer gets on your roof, takes photos and video, and grades each part OK, Monitor, Repair or Replace. You get a score out of 10, an overall rating and a plain-English explanation with a recommended next step.

What happens if you inspect my roof and it doesn't need anything?

We tell you. If the roof is fine, we're comfortable saying, "You don't need anything right now."

Do you do roof rejuvenation?

Yes. Restore is our roof rejuvenation service for qualifying asphalt-shingle roofs. It starts with the Roof Tune-Up, and we tell you first whether your roof is a good candidate. Read how roof rejuvenation works.

What is included in the Roof Tune-Up?

Every Restore begins with a Roof Health Report. For qualifying roofs, the Roof Tune-Up covers the minor repairs and maintenance items in your approved scope of work, so the roof is ready for treatment. Any other repairs we find during the inspection are reviewed with you before restoration begins, along with what they cost.

What makes a roof a good candidate for Restore?

Restore is for qualifying asphalt-shingle roofs. We decide after we've been on the roof and graded it. Read more about how Restore works.

When should a roof not be restored?

When it's too far gone, or when it isn't a shingle roof. If replacement is the honest answer, we say so.

If I really do need a new roof, what happens next?

Roofs Only Florida replaces shingle, metal, tile and flat roofs. You'll hear that recommendation from a company that looked at the other options first.

What documentation do I receive?

Your Roof Health Report: photos and video of the roof, a grade for each of the 11 parts, an overall rating with a score out of 10, and a plain-English explanation with a recommended next step.

Is the report an engineering inspection or a warranty?

No. It's a visible-observation report from a licensed roofer. It isn't an engineering inspection or a warranty.

Do you work on metal and tile roofs?

Yes. Roofs Only Florida replaces shingle, metal, tile and flat roofs. We only do roofs. Restore itself is only for qualifying asphalt-shingle roofs.
