Flat and low slope

Flat roof repair and replacement in Port Charlotte and Punta Gorda

Flat roofs don't announce their problems. They fail at the seams and drains until water works through layers you can't see from the ground. We get ahead of that on homes and commercial buildings across Southwest Florida.

Leaks traced to where they start

On a flat roof, water can travel a long way under the membrane before it shows up inside. We trace it back to the failed seam, split flashing or clogged drain that's causing it, then fix that exact point. No band-aid patch that gives out at the next big storm.

Drainage comes first

A flat roof that sheds water lasts longer. On new work, we plan the slope and the drainage paths from the first layer, seal or weld every seam properly and check that water runs off freely before we close out the job.

Where flat roofs break down here

Summer sun softens adhesives. Salty air eats at seams. Storms dump inches of rain onto surfaces where a clogged drain or a lifted edge turns standing water into slow rot. Most owners can't see any of it from the ground, and that's how a small issue becomes a structural one.

We walk the full surface, check how the drains flow, probe the seams and give you an unfiltered report. Then we show you what the fix looks like and what it costs before anyone picks up a tool.

Membrane options

Modified bitumen holds up well on roofs that take a lot of heat. Rubber membranes work well on low-slope roofs with good drainage. We look at your roof before we recommend either one, not after.

Signs your flat roof needs a look

  • Water still standing two days after a rain.
  • Blisters or bubbles in the membrane.
  • Cracks or gaps along the edges and walls.
  • Stains on the ceiling under the flat section.
  • Leaves and debris piled up at the drains.

One standard, any size

A seam welded in a rush, a base layer skipped to save an hour or a drain pitched a little off each becomes a problem before the rainy season ends. We don't take those shortcuts, on a small flat section over a home or a full commercial roof.

If a targeted repair is the right call, that's what we'll recommend.

If the membrane has run its course, we'll show you the proof. Either way, we do the work the way we'd want it done on a building we owned.

Flat roofing questions

How much does flat roof work cost?

It depends on the size of the roof, the membrane system it needs and how far the wear has gone. We look at the whole roof before quoting, so the number reflects your roof and not a guess.

Is a flat roof inspection free?

Yes. We come out, walk the surface, check the seams and drains and give you a clear picture of what's going on. No charge and no sales pressure.

Do I need a patch or a whole new system?

If the membrane is sound and the damage is in one place, a targeted repair is the right move. If seams are separating in several areas or the deck has taken on water, a new system makes more sense. We'll show you what we find and explain the call.

Do you do flat roofs on houses too?

Yes. We work on flat and low-slope roofs on homes as well as commercial buildings. See residential roofing for the rest of what we do on houses.
